St Clair Passive House

This certified Passive House has been designed make the most of expansive views over St Clair beach to the east and also make the most of limited solar gains. The challenge here was that the most sensible place for vehicles to access to the site was via the northern corner. This meant that the part of the site with the best sun access, and where one would typically want to located the outdoor living space, would have been occupied by a driveway. Compounding this issue was that fact that even if the outdoor living could have been located in the northern corner of the site it would have been right below the street with very little privacy.

The solution was to raise the building as high on the site as possible to allow the main outdoor living space to look down on the street. This combined with movable shutters creates a private yet sunny outdoor living area which benefits from all day sun and views without interfering with vehicle access. All main living areas are on the upper level with guest bedroom, service areas and garage downstairs. Additional parking at the upper level has also been created as on street parking in the area is limited.
By cantilevering the building out over the slope the height of foundations and retaining walls have been minimised thus creating relatively economical solution for a very difficult site.
