Leith Street Apartments

488 Leith Street is a low carbon, 19-unit, three storey walk-up apartment building built in the heart of Dunedin’s student precinct. The project was completed in August 2022 and is the first certified passive house apartment building in the country. The building’s primary structure (floors and intertenancy walls) are composed of cross laminated timber (CLT) panels. This construction method has benefits in terms of speed of construction, fire rating, acoustic performance and reduced thermal bridges. The windows are triple glazed uPVC tilt and turn windows. Each apartment is served by a dedicated mechanical ventilation unit with heat recovery.
